Contract For Option Instead Of Actual LP Options

Anybody use a "contract for option" for sandwich lease options instead of an actual Lease Option to prevent your sub-tenant from making "equitable interest" claims? The actual option would be granted at some point in the future as long as all terms of the agreement are complied with.
