Checking The Title?
Hi! I just signed my first contract for deed/land contract deal. I'm posting on LO since I think this is the closest deal type to the one I have. (If this is wrong---so sorry!)
Anyhow, how does one check the title in California (specifically the Bay Area)? I called a couple of title companies that claim that they will only run title searches if the property goes into escrow. Also, they don't do any letters of opinion on the title, which some states provide. Does anyone have any ideas/input? THANK YOU SO MUCH IN ADVANCE! 
Go to your local county courthouse and ask the nice clerk behind the desk how to do your own title search on the property.
