Definitely. If they have equity, they will maintain comunication with you and make everything smooth when closing. If no equity, get the Deed (sub2). If 10 percent equity or less, pay the bank directly. If 20 percent or more, you are probably safe paying the Seller directly if that becomes an issue of conflict.
