Avertising Help -Lease Option Tennant

Hello,
We placed an ad for a tennant/buyer and we have recieved no response. we know our ad has to be incorrect and/or the paper we chose. We are going to advertise in another paper... any sugestions on the ad?? We do not want to post the here...because we want to see other peoples idea's. We got the ad from material purchased on the web.

    I know a fellow who has super success by just saying "Lease to Own Homes" with his website and phone number. The website shows pictures of the homes with their address, descrioption, and brief terms.

    I'd keep it simple. I just ran an ad here in St Paul, MN that said:

    Rent to Own!
    3 bed, 1 bath, 2 car garage
    call 24hr rec'd msg
    xxx.xxx.xxxx ext xx

    Looking at my call log on Saturday and Sunday I got 22 calls, 6 messages, and 2 of those showed up at a scheduled showing I had. My base rent is a little above market rent but the house will justify it once they get out there. I like to overqualify, I can always call numbers back on my voicemail because it captures caller id if there are not enough messages left.

    Check the paper and the ad for accuracy.

    Did you actually use the term "lease option" in the ad? Speak to the potential customers' listening. John Doe will connect with "Rent-to-Own" and is generally clueless as to what a lease option is.

    Hello All,
    I revised my first add, Changed papers, and now .... The phone is ringing off the hook. Well 7 calls by lunch time anyway... Thats 7 more than the first add!!

    Was it the paper or was it the wording of the ad?

    If "working of the ad" what did the original say? What did the revised version say?

    Hello,
    The ad that worked for us is:
    West norriton Home
    3 br 1 ba garage lg drive
    RENT TO OWN
    xxx.xxx.xxxx 1250.00month

    The x's is our phone #. We screen on the phone. We get some calls with people no deposit money. They do not qualify we do not waste their time or ours. We get a lot of people that do qualify... two showings already and about 5 lined up for the weekend.

    The ad that did not work had to much detail and 10k down in the ad. we changed that to 7k but do not list it the ad.
    I hope that helps you guys it is working for us. we are builing our buyers list.

    My wife answers the phone. We still have the original default programed voice on the answer machine. People still leave a message.

    If at all possible, the approach to have someone 'live' answer the telephone is the preferred. It is refreshing to hear the voice verses a recorded message.
