Am I short changing myself w/ this deal?
My renter wants to purchase was thinking of L/O w/ increased rent some going towards d/p later
I would be getting option money up front
I want to project the sales price by 3 yrs so I don't really want him to buy til then
Would I just add to the contract that no purchase to be made for say 2 1/2- 3 yrs.?
Also, since I have alot of equity , maybe I should make this one a "keeper" as the rent flow is $300/m and buy another from seller w/ no money out of pocket? and put tenant/buyer in there using OPM
