Lease Structure-"10% Off Rent If On Time"-Legal?
why not add 10% to rent ($1500 + $150)tennant is willing to pay and give tennant 10% discount if paid on time? My tennant both is late and reqests a 12% reduction to re-lease for 3 years. Cash flow would reduce to negative-yet I would eliminate the vacancy horror of 3-4 months vacant at $1659 per (mortgage) .I am working good now and could absorb the $200 month.Property valued $300k appreciates 6% (18k yr). Could this be done legally in michigan or would a judge interpret as a stiff or unsuitable late fee? The codo started renting at $2300 (2 yr) Current tennant paid $2000 for 2yr. Now claims 1400 is all he can afford-but would go 3-1/2 years-I countered $1550-He countered $1500-I suggested $1700 with $200 discount if paid by 7th and $100 discount if paid by 14th. He said that could work-but if he balks at signing for $1700 and only my word that $1500 would be considered "paid in full" if on time-could language offering the discount be added to lease and stand up in court?-And I would also like to add a late fee of $75 if paid after the 15th.(due date)-Michigan

It is true a lot of us down south cant afford a american car because we would have to buy two to last as long. You have to consider resale value and quality.

After doing math and realizing the 60000 employees at chrysler cost them 5 bil a year in labor and includes white collar. divide the 5 bil by the 2.5 mil cars they sell a year and you find that the 2000 dollar figure they would save if they got it built for free. Now look at china built jeeps. 200 labor plus 500 white collar labor plus 500 shipping is 1200 opposed to 2000 per car a saveings of 800 per car if we move production to china. so if the rebate is 7000 on a durango what sales increase will happen if they make it 7800? none. the math dont lie. this is a organized republican plan to convince everybody we need to lower our wage to 16 like toyota started at . but we up here can do the math and will not tolerate the jump to eliminate the middle class. mike

I assume that you are living in one of the units. My water bills are equally divided between the tenants. You did not say, but if you are not doing so, you might divide the bill between the two families.

you have a serious leak somewhere, either inside the dwelling or from the city to your dwelling. Check all areas inside for any signs of water on walls,ceilings, pipes in basement or even on exterior plumbing if any. I had a similar situation in Maine,the problem was from their point of connection to my property and if this is your problem then you are responsible for all repairs and costs. But before you start digging check all plumbing yourself
This happened to me once and the property manager went the to tenant that was using most of the water and charged accordingly. The water consumption went way down.
There is nothing that says you have to split the bill evenly. You could partition the bill according to the number of people occupying each unit.
