There are SO many ways. You may want to look under "articles" on this website for a vast display of reading options.
Basically, look for homes that have been on the market and haven't sold, or sellers that want out. You offer to lease it from them for "x" months, with and option to purchase it for "x" dollars during the stated option period.
All the comments thus far are helpful, so we add, not to be discouraged when they tell you, “No!” the first time. We list them in our database, and call them once-a-week (not to be harassing) until they tell us the house is sold. “I drove by or the ad has been running a again, can we talk about ways to fix your problem?” Similar to Mrs. M. advice, we change the language regarding the SAME technique each week hoping this will trigger a response.

I hope that helps a little.
Good Luck!
Look at the homes for sale in your local newspaper. Find ones that are being sold by the OWNER and not by a Real Estate Company.
Call them.
Ask if they would be willing to Lease Purchase their home to you.
Lease Purchase, Lease Option, Rent to Own ... are all the same.
Hope This Helps,
Mrs. Meltzer
