Lease/option

Does anyone know of any websites that possibly have homeowners willing to lease/option to buy 6-8 unit buildings in Chicago. I have around 5-7k to invest. I checked around myself in paper different websites and with realtors unable to find anything. Maybe they are far few and inbetween and just like myself I wanted my cash up front.

    You could place a local ad in Real Estate Wanted that says something like:

    Want Income Property
    Immed. offers made
    on 6-8 units 555-5555

    Thanks for posting that thread. I just read it. I've never posted on anywhere on the Board my e-mail, any commercial Web site, or any message even remotely hinting at "PM me," "e-mail me," "call me," or anything else. I had one person ask me in a Post on the Board if they could PM me or talk direct with me, to which I replied in a Post on the Board, "Better to ask here, so others can learn." Have I received PMs? Sure. Not a lot, but I have gotten a few. And I, like Mr. Locke, always do my best to answer the questions in the same concise, informative, and noncommercial way that I do here on the Board. I do post a lot, but no one has e-mailed me or notified me that I'm a Hustler. I am just curious as to why that one Post was deleted, or if it was a mistake in judgment on someone's part. Maybe I'm breaking the rules. If so, let me know. "I don't want no trouble, pardner." *tips cowboy hat*

    WIth that combined with numerous posts, and addition to PM me or email me will get you thrown into TCI Jail for board hustling.

    I didn't even know about BH until more experienced forum participants started talking about it. And yes Kenmax is correct. We are pretty strict.

    The Forums are made for one thing - documenting problems and solutions.

    That makes sense; however, I have never once said to PM me or e-mail me. Never. And even though I post a lot, I always try to be to-the-point, brief, informative, and helpful. I've been doing this since 1995, so I think it's clear that I have some foundational knowledge about the topic, which I gladly share with others whenever I can. I stay out of the other Forums for the most part, because I have little experience in other facets of real estate. I guess I could have chosen a better name, though. Now that I look at it, it does look egotistical. What does it cost to change my Username? I actually think someone in the powers-that-be may have a grudge against me (because that Post broke no rules), but that's an argument that I know I can't win. As they say in college, "Don't argue with the pen that writes the grades." So, I'll just keep on helping, answering, and sharing as long as I can (before I'm probably sent to TCI jail). *peeks out from behind wall* smile

    Joel, I still don't know why that Post was deleted (or the other one). What concerns me is that it said "board hustling" for the reason in the e-mail I received. Anywho, thanks for clarifying what board hustling is. As for the numerous Posts, I would hope that content (and the quality thereof) is considered. I haven't provided any problems that need solving, but I think I've done a decent job of providing some answers (or at least my take on things that others can weigh, judge, tailor, and/or modify).

    Rules are there for a reason. I hear that there has been some trouble in the past, so I understand why the rules are needed. Actually, I have been treated quite cordially by everyone here. It's not easy running a BB of this size. I also sympathize with the Administrative side of the issue, as I run a very large BB myself (astrology related). The more traffic you get, the closer things have to be watched. No worries! smile
