Lease Option With A Pool

Anyone know of any potential legal problems with doing a l/o on a house that has an inground pool with diving board? Obviously, I'm concerned about the house having a pool and all the liability issues that they could bring with the deal. Just wondering who would be liable for any pool mishaps while my tenant buyer is in the house...me or the home owner? Anyone doing l/o's with pool involved? and is there any added protection I need in doing this type l/o?
