There are plenty of sites selling legal forms, just type in a search for "legal forms" and take your choice. All I have seen charge from $20 up. My recommendation though is ask a RE investor friend/mentor, or a RE agent if they have a copy of one. It would already be valid for your state.
Also, you could ask a lawyer for a copy (est. $100.00 here in NC) or better a paralegal. They normally type them anyway and they'll charge a lot less. Good Luck, Raj

I always advise newbies to have a RE attorney review the forms to make sure it is state specific. So either way, you're going to dish out a little cash.
