Incidently, I have some leases (in place at the time I purchased the property) that do have clauses that are not enforceable if we were to go to court. One clause in the lease is that the tenant is responsible for pest control. This is actually my responsibility under the habitability covenant, but these tenants have done (or paid for) their own pest control. I am not objecting!

you can write your own so long as it doens't break any landlord-tenant laws.
