Lease Aggrement When Selling Duplexes

I own 2 duplexes and they are currently for sale. My question is when I sell these buildings are the lease agreements I made the my tenants still valid? Can the new owner clear out these tenents or change the contracts with the appropriate notice? I live in Florida, can anyone answer this question?

    They are valid until they expire. They can be evicted if they don't pay but other than that, the new owner is stuck with the old lease.

    Simply call the local police and they evict

    The only thing that the police can do is enforce a law not a contract! They can remove a person for trespass but they have no authority to enforce a contract!

    Well, apparently, when you dont pay your hotel bill, you are trespassing.

    I'm just saying that it's supposed to be a similar legal stance. I dunno, I'm just goin by what another landlord from Iowa told me..I'm sure it varies state to state.But, he said it works for www.him.I imangine it has a lot to do with the wording of the contract. I/E. "if the tenant fails to pay required fee by required date constitutes tresspassing, blah, blah...Could be a small town thing also, friend/relative works for police etc.

    At least in my state (CA) I would be wary of trying to circumvent the eviction laws, & tenants rights which the courts seem to favor & protect here. Although they seem to be working for the gentlemen you spoke of, I think if the contract were contested, it could be construed as an illegal contract. Also, there may be a use & zoning issue that could arise if you are in fact using a residential property as a quasi "hotel/motel".
