Wording For Cancelling A Lease And Other Docs.
I have a property that I want to purchase. There is a deadbeat tenant that is giving the present landlord hell - not paying rent, getting a lawyer to represent him in eviction court and winning, etc.
I want to meet with the tenant and offer to pay him to move. Unfortunately, I will need to pay him some money upfront as time is of the essence for various reasons and the house is out of town.
So I want the tenant to sign something that voids the lease, a purchase and sale contract, and a lease-option. Yes, he signed all three and all three are valid until January 31, 2005. I will have three seperate cancellations.
I need help with the wording.
It is mutually agreed that the residential lease signed _________ is canceled on _______. The former tenant agrees to vacate property on ________ and never return. Former tenant also agrees to hold harmless the onwer and that $______ has been paid for full liquidating damamges.
Sounds goofy as I am not a legalize. Any help with the wording?
