Personal Property Left By Previous Owner

The owner of foreclosed property disappeared a couple of years ago and left everything behind. What do you do with personal property in this situation if you are a new owner of property?

    Rent a dumpster and throw it all out. If you want to make a little money you might want to try and auction it off.

    How do you protect yourself from a possible future lawsuit from previous owner that his "Rolex collection," or whatever he can come up with, disappeared?

    If he was evicted there are specific rights he has and specific rules you must follow regarding personal property.

    If he was foreclosed on and left. He has no rights or claims to the property.

    If you want to protect yourself anyway. Take digital pictures of all items. Publish a public notice to him in a local paper. Keep a copy as proof you made an attempt to locate him. Then throw the junk out.

    Agreed that you need to check the laws in your state on this. There may be certain procedures you have to follow to have the property declared abandoned.
    If the property has nominal value (i.e., clearly more than trash), once the date has passed, I would consider donating the items to a local charity. No use throwing something out that the charity could sell at a resale shop and help its programs!

    Good point quidam, some people could probably use this stuff. And you could possibly get a tax deduction for it. :-D
