Las Vegas... At What Rate Are The Home Values Increasing Yearly?

I'm thinking of moving there in two years. What percentage rate are the prices increasing yearly? I'm trying to figure to buy now to rent it out and move it in two years, or wait two years to purchase one.

    One to two percent per month is the appreciation rate in Las Vegas currently.

    I would suggest you purchase now, figure what the property is worth in two years.

    I am thinking of investigating further into new home investing. Put down a deposit, wait a year, home is built. You would be a perfect candidate for that. by the time your home was built you would have nice appreciation. If the market tanks...don't go through with the deal.

    BTW...my second choice for my signature was "bet against real estate and you'll lose 9 out of 10 times." the point is, I would buy now.

    Wait a year or 2 and you'll be paying30-50% more for the same new home. The market here in Vegas, especially new homes is borderline insane. I was at a new phase release 2 weeks ago that had a list of 650 names and at least 200 people waiting to have their name called. There were only 11 homes being released and a total of 250 being built. You can see the evident shortage in supply and the subsequent price increase. When I put my name on the list 2 months ago the company said it would be sellling the homes starting at $320,000. Well that changed to $370,000. INSANE!

    Thanks for the info, I better get started. Is that the increase for all of the homes or just the new one? I can only afford something for in the $110's. I'm a 7 hour drive from Vegas so what the best way to go after the foreclosures and REO's?

    I always receive a link from www.creativere.com which is in Vegas. They seem to be an RE agency for investors. I am sorry to say that I haven't had the time to visit the site or learn more about the company. It maybe worthwhile for those interested in Sincity investments.
