LAndlord/Property Management And Accountiing Software?

Hey Folks..

Im new and i would like some input on software for tracking tennents, paying bills, adding my expenses, (home depot etc..)



Something that will work all around...



ok, there is quicken property rental, landlordmax, any others (besides property3?)...i have one property now but am looking to purchase over 10 within a few years, i dont want to have to keep upgrading software...

    I use quicken property management and it works great. At the end of the year you just print out the accountant/tax reports that it generates and take them to your accountant. Makes keeping track of expenses and mileage much easier.

    Rent Manager XP is what i use. Very robust. Can handle hundreds of tenants and can be used on multiple computers or you can use their online version.

    quicken allows you to add additional properties, add multiple units to a property, add additional tenants to a property, etc.

    Get REALTOOLS, a lot of people on the board use it and like it. Unlimited properties for $79.

    I have heard good things about RealTools but I use Quicken. I do my own taxes in TurboTax and you can directly import. Very, very friendly and easy to use. You can also export to excel.

    The thing I really like about quicken (not sure if Real Tools does this) is that you can go to "reporting" and create a period report (day, week, month, etc) that will summarize all rents received and expenses. I use this feature a lot. Also, in reporting you can select "details" and it will give you all the specifics.

    One thing I find frustrating is its rent calculations. When setting up a tenant, you indicate the monthly rent. However, often times a portion of rent comes from Section 8 while the other portion comes from the tenant. So, lets say the rent is $400 and $300 is from Section 8. When I get the $300 I enter it as July rent. When I get the $100 I go to enter it but the software things it is August rent because I have already entered July. The software allows you to use its "Rent Center" to see which tenants have paid and what months they are late on. However, if you have inadvertently entered this $100 in August it will throw your view off.

    Other than that ... love, love, love the software.

    Try out www.property3.com thier software is resonably priced and has all the functions including accounting and ability to cut checks build in.

    Actually I agree with RMDANE... Rent Manager is great. Get the online version.
