Landcontracts In Metro Detroit Area

I purchased a home a while back that needed much repair, after finally finishing the job, prior to getting a chance to sell I have suffered a back injury and lost my job. I am involved in several litigations but I am now loosing my home and due to the current market, I have had no luck.
My home went to sherriff's sale march 12, 2003 and my redemtion period is up sept 12, 2003. I have married since the sale and my husband and I are trying to find a home. We are only going to have about $10,000 to close.
We have been trying to purchase a rehab that is virtually studs but the owner says we must show that we have $30,000 to do work. Is he nuts? Can he do this? We know what is needed for occupancy and are standing by with all the resources. We are wondering if all of this is worth it.
We started looking at some HUD homes but our cash does not seem to be adequate.
Where is the best place to look for land contracts?
