Land Trust Question And Assigning Beneficiary

ok maybe I am not understanding something about how the land trusts work so if you could help me out with this one I would appreciate it.

I have a property that I bought with cash and it went directly into the land trust with the LLC as the trustee adn me as the benif. I have someone who wants to buy it now. My question is can I make them the beneficiary on the land trust, assign a lien in the amount of what I want out of the property and then just have them refi the property/ If I can do this, does this count as a sale of the property on my part?
