Land trust or not?

Reading a lot but still a little confused. Have seen a web site landtrust.net that will help do land trust to save on lawyer.

Have a S type corporation I only now use for part time home repair. Have 12 rentals with loans on 10. What would you do?
Title to s corp. with land trust with me as beneficary. Have been told I could not get loans to get cash out if needed if deed in corp name. Also should I close S corp and get LLC?
