Land Trust In Wisconsin

We had the seller of a property deed a property we were going to flip into a land trust with himself as the beneficial interest (we had an assignment of beneficial interest form in our hands that was not to be recorded). We found our new buyer so we went to the title company to do a double close. Consequently the title company called their underwriter who said that land trusts are illegal in the state of Wisconsin and the form we were using looked like something that came from Florida or something. Anyway we found another title company after befriending an investor, and they did the deal for us, but what was the problem of the other company? Any ideas...

    If you figure out how to get loans through your LLC let me know. I have not encountered any lending institution that will allow that. The only way we have been able to do it is to personally get loans and then quit claim them into the LLC.

    OK. Lets just say that I am successful in doing so. On the purchase and sale contract, do I have the buyer listed as the name of my LLC on every line that I am to sign as buyer?
