Land Perking Question
As the 2006 year approaches I’m seriously reevaluating my strategy on a lot of things. I was thinking about purchasing raw land at tax sales with the intention of building modular homes . My biggest fear about raw land is that it won’t perk. Is there any way to tell whether the land will perk prior to purchasing it a tax sale? If the land had perked in the past would that be in the record?
I know about experimental systems and such but that is like subtracting $25,000 from your profits. I guess at the end of the day it would be worth it. I will never make the large real estate lump sums from my 9 to 5.
We just bought a parcel inwhere we had to preform a perk test. we knew we had a 90% chance of it going well, and it did.
This is one of those things where you will have to investigate, and make a decision on the evidence you gather.
Go through your phone book, and call everyone that does the tests. They should know how, when, and where the final design for the septic needs to be recorded. It usually is at your county health department. While you are there, ask if there are any environmental or hazmat issues. You should also ask if there is a well dug already, unless public water is avail.
If their was no perk test done, look around at the surronding properties and see if their are houses. Look for big trees on the property, always a good sign. Ask the testers what they think about the area. They would know best. Talk to as many people as you can to learn about the area.
