Land Court

I'm trying to negotiate terms on a P & S and just found out there's an 8 foot easment on the nieghbor's property that the realtor says would be mine and claims it's his.

In addition, the neighbor is also selling his property, and he has listed the 8 foot easement area in dispute as his and is including it in his sale.

Anyway, the owner of the property I'm buying was on the verge of taking the issue to land court to try and take the property back when I stepped in as a buyer.

Ultimately, I'd need that piece of land for additional parking because I plan on converting to condos in 5 years. Right now, the property, which is a two-family, ten bedroom unit, only has two spots.

My question:

My attorney is telling me to stay as far away from a property with legal disputes over land. And taking up a legal battle in land court is a costly nightmare.
