Land Contracts
I see a lot of talk about lease option but very little about land contracts. I was approached by a fellow investor who wants to buy two of my rental properties on land contract. He is willing to put 10% down on each and my cash flow will actually be the same doing it this way and I don't have any headaches of dealing with tenants, maintenance, etc. The only thing I am worried about is I know nothing about land contracts. I am setting up an appt with my attorney to discuss since he has done these types of things in his investing.
I guess what are the advantages and disadvantages of selling on land contract?
