Land Contract For...WOW Land.

I was wondering is it a good idea to do a land contract for Land for a short period of time, 6 months, so I can develop/build on it. The downpayment and monthly would be small, and I feel that after the job is complete I could pull in about 100k.

What dangers should I look out for? My bank said they can't give me money for this deal because it's tenant improvements.

Is it better to just submit a package to a lender for aproval and buy the land on a construction loan plus money for building costs?

    Is the seller willing to sell on a land contract? Is the seller flexible?

    The Seller is Flexiable and just wants to get his price. He is willing to look at a lease option or land contract.

    His price your terms. I assume you want to get the house built and sold with as little money out of pocket as possible.

    Ask for whatever you want, the worst he will say is no.

    When we purchase land under a land contract and intend to build on it, I try to negotiate no payments for 6 to 12 months.

    MIke,

    I assume you are trying to build a SFR on an unimproved land? May I ask you how big (or should I say small) is the entire project and what exacty do you expect to achive by using land contract?
