Labor Costs?
I have a question that I need to get an answer to, and I can't find it anywhere else. I know when talking new constructions people are generally estimating $/sqft. However, the estimation I need to run is entirely different. Let's say I buy a lot. Then I go to Menards, and they have an ad for a house - it says $55k buys you EVERYTHING(all materials and drawings) to build a house. So now I know my cost of land and cost of materials. The BIGGEST question I have is HOW do I find out/estimate how much labor it will cost me to actually BUILD this house. Without knowing the more or less accurate estimation of labor, I cannot make a decision whether it would be profitable for me to build a house on that lot. Thanks a lot in advance.
Be carefull here. A package deal does not include all the things you need. Foundation is the big item that is a question also utility hook ups or well and septic,. Labor on many jobs runs about the same as materials. That is real general, however. You can do the labor yourself and some laborers and hire contractors where needed, or hire a general contractor to do the whole job, or be the general contractor and hire all the subs. The less experience you have the more you may need to hire a GC. Get several bids and take the lowest that you feel good with that includes all that you need.

Sorry, that reply doesn't help me. I certainly know that there are other big things that are there - foundation being one of them. And I certainly don't know how much that costs. The Menards price includes everything you need to build the house. I really need to get an accurate estimate of how much OTHER stuff will cost me(foundation and basically building the skeleton of the house. I have people who can do other stuff.
