I found a duplex that is about 20% under market value. The property has been on the market for 9 months and the seller just moved to another state. I am new to L/O any suggestions on the strategy I should use? :-?

Is there any point to pursuing Purchase options here in SD, with plan to assign it at the time of sale?
Anyone had any experience with this? Or purchase options at all in San Diego or south CA, perhaps?
If a market is hot, you will have a hrad time convincing seller to accept a lease option.
What I do is offer a 1 yr lease option for current appraised price & immediate occupancy. I then calculate how much home will appreciate after 1 yr & sell for that price to T/B.
