L/O Marketing
I've been doing direct mailings for a week now to FRBO and FSBO ads that have been running 2 or 3 weeks in some local newspapers.
I am on a limited budget but I have a good advantage because while most people advertise with cell numbers I work in collections with numerous newspapers and can find all the advertisers billing addresses so I'm kinda at an advantage.
I know there are more ways to market but I feel this is efficient and free for me minus my letter and postage. At 40 mailings a week, is this a good marketing plan until I get my 1st L/O deal?

PS. I'm not in a rush to get a deal, but I do want to sign one up by at least the summer.

It sounds like a very workable plan.
Keep up posted as to the results.

I am a loan officer. I can say for a fact that direct mail is usually crap.(usually)
Direct mail often results in 1% or less response. try going to local banks and asking them give you a shot at helping the people they trun down. Ask them if they would be willing to "refer" these people to you. (I dont think legally you can offer thema fee for this but you might wanna check for yourself)
Some banks are receptive to this and some arent. Its a free phone call to find out and usually a short meeting to set it up. No money invested except gas and time.....or phone bill if yu get charged per call or are calling long distance.
