Knowing the value of your properties

Before you go and refinance on your house, there is one item that the banks will need before they hand out a check - an appraisal. One of the best ways of finding out good appraisers is to talk to other real estate investors and Realtors. When the appraiser comes out to your property to have it appraised, you want to have the property in tip top shape. Here are some tips into getting that extra dollar off of the appraisal.

  • Let the appraiser know of any improvements you have made. Square heated footage (additions) are worth the most. But if you added on a fence, changed the bathroom or put down new carpet, make sure the appraiser knows about it.

  • If the property needs cosmetic work done, get it done beforehand. Painting, trash pickup, etc.

  • Landscaping in the yards can really have a dramatic price on the value of the house. Get the yard into tip top shape. Landscaping improves your property more than what you would think.
