Try www.sb-rec.com. They are a preforeclosure listing service. They provide the orignal loan balance along with the previous sales price. They do cover Maricopa County.

Call 1st American Title (local office) and tell them you want to use "fastweb" onlne service to search properties. Also, tell them you want to pull Trio.

    jstrebel,

I have bought a few foreclosures in Phoenix, and I found that this area has some very good wholesalers who will finance your deals with as little at 5-10% down. And some of them do all the title search and property valuation for you. They obviously get paid, but they take a lot of the risk out too.

I won't endorse any of them one way or the other, since we can't advertise here. By the way, I am not affiliated with any of them either, and don't make a penny form them. But they can also be a great resource for foreclosures/preforeclosures in the valley. Some even give seminars that are very good.

    www.foreclosures-4-investors.com
    www.valleywideforeclosures.com

you can look up back taxes by parcel number (and get other property info) at

    www.treasurer.maricopa.gov/parcels

I also know some good realtors, mortgage brokers (for rentals), and hardmoney lenders in that area. Again, I just do my own investing and don't work for/ get paid by any of them.

Just trying to help new investors!!!

    Joemac!

I sent you an email, hope it reaches you.

Looking to buy my first home here in Arizona and would like to get a good preforclosure deal. Already prequalified for the loan, just need to find the property and deal.

Not in a hurry, holding out till i find that deal.

Happen to have any advice, direction, connects, etc? anything that could help a new guy like myself.
