Not sure if this post goes here but could not determine a better forum.
I have a guy that calls me with properties, he does not do too much due diligence in fact none at all.
I would like to know from other investors what the real duties of a Bird dog are if they wish to receive a handsome referral fee. Also he would like to JV and has no money though so I would like to know what types of activities he should do to get a 50% split since he has no risk involved.
I fund the deals but not as a HML.
