Is This Ethical?
I found a house I love. I would actually use it as my primary residence. The owners passed away last summer and the son has the house listed with a realtor. Is it ethical to send a letter to the son asking that if the house is not sold when the contract runs out, he call me directly. I would love to cut out the realtors commission, but I don' want to do anything wrong or get a bad reputation.

I have done this in the past provided:
1. I have never contacted the realtor, at all on any level.

I did have a buyers agent show me the house, but not the listing agent. Does that count?

Having a buyer's agent show you the house makes it a little trickier. If it was me I'd do something for the agent after I closed on the property that way you are compensating the buyer's agent for showing you the house and not cutting that person out of the deal. And the agent will appreciate such integrity, at least I would.
Q
Lauralee,
The fact that you have been shown the house by any agent while the property was listed with a broker makes the situation much more complicated. Customs and practices vary by state and area.
If I were you, I wouldn't even try to get around anybody here as that could accomplish nothing except blow up in your face as well as jeopardize your chances of getting the property. If you want to buy the property, perhaps you could consider compensating your agent, with the seller not paying any commission to your agent, thus reducing seller's commission expense.
