Is This A Real Bad Idea Or Just Bad

I know just the mention of talking to Realtors in subject to is dangerous, but.... Has anyone ever marketed to Realtors on the basis of "give me the scrapes you don't want" Example I have spoke to some Realtors in passing about sending me any deals with to little equity for them or deals which they need the first house closed before they can close on there listing. I know this is dangerous ground, but of all the Realtors that I have spoken with they were all interested. Yes, I even mentioned our marketing fee. Thoughts, Ideas welcomed

    Realtors care about commission. Your marketing fee might be better for them than hoping for a commission on a house they know won't sell. Just don't pay for leads until you make money on them.

    My opinion, any lead is a good lead, especially when it finds you. Likely, if the seller calls you after the realtor refers them, they are motivated. Then you run the numbers and see if it meets your criteria.

    The bigger question is what are you going to do with the houses. In a good rental area, it could work, as long as they cashflow.

    Yes this is one method that works. A realtor who understands the market is a very valuable asset. Unfortunately many of them are just going through a set of motions they have learned by rote and they are the ones who give the group such a bad name on this site.
