Is There A Niche....
Would there be a niche for someone who has the ability and contacts to find suitable properties and the ability to negotiate a short sale with lenders to be able to turn the properties undesireable to them over to a different buyer for a profit?
This would be in the case of a property located too far for efficient rental management, or the numbers don't quite work, etc.

...I'm a bit confused on what you are trying to accomplish here.
If the numbers are too tight for you they will be too tight for other investors. You may be able to sell it to an investor who wants to rent it out or do a l/o. Rehabbing and paying cash and reselling takes a lot of risk and costs. You may also find a homeowner who would be interested. Good idea to get a buyer first and then you buy it and flip for a small profit. Maybe a grand or so,

Yes, this has definite possibilites. I'd love to have someone do "turn-key" projects for me. You just need to be sure that there's money for you and the investor. Call a few investors get them lined up and then find your deal(s).
This to me, is the highest form of wholesaling/bird-dogging. A valuable service and skill which should be lucrative for you.
Yes I think you could do that very profitably. Based on my initial thoughts, this would be best accomplished by filing a lien against the property for the services rendered in negotiating the short and then the buyer can purchase directly from the seller.
This isn't a proven turn-key technique....just my initial thoughts on how you might structure this! Good luck!
