Is It Possible To Find Properties So Cheap?
Hey Guys,
Just to introduce myself, my name is Anik, young guy and I am working on starting my wholesaling career in real estate. I have taken some great courses, so I am well versed with the terminology, etc...
My question is this:
Now, the veterans warn about talking to real estate agents because they will all say the same thing "O, you can't do that in this area..."
So I met with a real estate guy last night and he said just that He's a close family friend so I know he was telling me what he "honestly" thinks - but then again he's real estate agent brain washed
So, my question.
I live in the Maryland/Washington DC area...
A) It IS possible to find great killer deals that can be wholesaled yes?
B) Anyone here working from this area?
C) My plan is to first start with a mailing campaign to absentee owners - anyone any experience with this?

Ours is an extremely interesting and diverse area for REI. That sounds like a good start. I do not wholesale, so I have not done what you are doing, but why not?

Thanks for replying, excited to hear from someone else in my area. How exactly do you invest if you don't me asking? Considering I have no money, I know that wholesaling is the only way for me to start.
Also, even though we are in such a competitive and high priced area - especially, I know Columbia is a very expensive area - do you still find propreties at 60-70% of the market value, they can be fixer uppers or absentee owned?

My focus has been to buy and keep so far. Very basic.
I am looking at if I want to diversify; not sure. I do like to find deals, so I am looking at what else I want to do.
Yes, I think that you can find whatever you decide to in this area and it is an interesting area to work in.
Even in high priced areas will be motivated sellers. Marketing, making calls and networking are your best tools.
Tom Hopkins has a great thought on success. He used to think that desire was the number one ingredient for success, he changed his mind to say that discipline was the most important. Stick with it!
