Is It Illegal To Post A Property If Your Not The Owner Or Broker?

hello,

so i may secure a non exclusive option to buy a wholesale(ready to move in ) property( for xx amount of dollars) from the owner, run some ads for xx (my profit/ad fee) amount of dollars for the property collect a good faith deposit ( my profit) from the buyer and then asign the option to the buyer so that the owner and the buyer may close.. Did I miss something?.

    When I looked at this issue in CA an GA, the law described what consituted being or acting like a broker.

    In CA I can play finder, but cannot negotiate the terms of a deal.

    Well I do plan on keeping my full time gig until things turn around in the RE market, I kinda have to! (3 small children). So I do plan to do this part time. As far as desire, I have always wanted to work in real estate/Investing. Long term I plan on just doing investments type deals once I build enough capital.
