Investors?
i am in southern california and of course am new at wholesaling properties.
however, i have my appointments with homeowners and have crossed the starting line. so, can someone enlighten how to locate investors (rehabbers) and how be sure they are reputable. i have heard some very upsetting stories reqarding wholesalers being completely pushed out of a deal by an unscrupulouse investor (rehabber).
any help would be appreciated ... i would appreciate emails from investors (rehabbers) looking to do business with an ethical person that will of course need a tiny bit of patience and guidence while completing the first deal or two, but is in this business for the long haul.

If you are granted a business credit line, it will not appear on your personal credit report, nor will it affect your personal credit score.

You may want to see if there is a local investors club in your area. I have not been to one but have heard they are a great place to network with other investors, private money lenders, and they also have guest speakers on investing.

Hi, when you have a deal, place a contract on it with small deposit. Then nobody can push you out. Offer it to the rehabbers and take a large non-refundable deposit for the assignment with a fast closing, no contingencies for them. Do this until you find a large investor whom you can flip all the deals as you come across them.
Also if investors try to go around you to the owner and onwer trys same thing, record your contract at the local courthouse,and it will prevent them from selling to anybody until your contract period is over, by clouding the property title.

Let me know how you are doing. I do believe in networking and if you need help with investors, this is the right place to start. For those with fewer funds, bird doing is the first step. Go out and find deals, then money will find you. Make sure that the deal is firm, so often everyone is talking in generalities and the deal sounds good, but the seller will not accept the offer..for one reason or another. If you have a firm deal that is priced under the market, money will find you.

If you have great credit and a business established at least 2 years then you can get lines of credit. National City and Bank of America have lines of credit at 9.25% and up
