We are willing to offer a nice return. Property is already profitable and will only get better once improvements are made. Owner will finance two-thirds of asking price. Need $500k for down payment and $200k for improvements & expansion.
Had another investor involved but he ended up having too much money ties up in undeveloped subdivisions. Need $700K now or deal will likely fall through.
Park grossed around $800k last with around $180k net profit.
Asking price for the park is $1.5M. Owner is asking for a little bit larger down to pay off a note that they have (@9%).
