Investment Group Question

I am trying to get an investment group together...no particular location...to get a guarunteed ROI within one year.

The part I am unsure of is how to go about finding the investors and how to present the idea to them.

I am working with a guy who owns a construction company, buys the land, and needs loans to build on them. He gets plenty of pre-sales, and therefore gets a profitable ROI for all parties.

I appreciate any help.

    well, if you can give a little more info about how much money you need, and what the return would be, I'm sure you would be able to find people.

    The way it would be set up; there are so many projects going on we would use it for a project appropriate to the investment. For example 100k would be put to a small house where say 1 million would be put towards a larger commercial project.

    The system set up works very well.

    also depending on the amount invested the return would be 10-14%

    FYI: The more sophisticated real estate investors would probably want a cash on cash return of at least 25% in the first year. I see so many deals all across the nation where it is very possible to do 50% or more in a year. Additionally make sure that your investors exit strategy is very well available.
