Investing Fund
I am in the process of forming a offshore real estate fund. The goal being for people to take advantage of near record exchange rate, low interest rates and good deal being available in the commercial RE market.
I have some of the cash required for start-up, and am looking for partners.
Are other people on the board that would be interested in be the fund founder?

The LLC will be the owning entity of the property with my practice paying rent to the entity.
That breaks SBA rules. This is considered speculative real estate investing, since the LLC is not using the space.
"Two very important facts: The business must occupy at least 51% of the property if the property is being purchased and 60% if the loan is being used to construct a building."

ABC practice, LLC own the property and pays the mortgage.
That is just fine.
If you want to get a lil aggressive, you could buy a bigger suite, and rent out 49%.
