Interested In 1 4plex With 3 Section 8 Units

Considering buying a 4 plex. Has 3 units section 8 at $950/mo - 4th unit not section 8 at 600/mo.
I know as close to nothing as one can know about section 8.

I looked at HUD and it assumes I know what to look for.

Suggestions? cautions? advise? etc.

There are pretty close to 200 postings in this forum and many, many more in the beginner forum.

Quite a few of these postings offer both favorable and unfavorable opinions on the merits of participating in the Section 8 program.

Section 8 is a program funded by the goverment . The program helps out families by providing shelter and pays there monthly rent . Example .... lets say you have a house you would like to rent out , so you sign up with section 8 and they will have a family move in while the program picks up the tab .

I would suggest IMHO that you investigate the laws regarding section 8 to the extent of what you can do to screen the candidate.
Can you do credit and criminal checks? Can you decide based on these factors?
If so, then you can do your homework and protect yourself against candidates that might give you trouble.

Lots of paperwork with the govt. so add that to your mgt. expense or time. I asked a similar question and got more negative than positive answers. Depends on your perspective and how tight the rental market is in your area.
