Based on what you say you want to do it is much easier and cheaper than developing. Check to make sure it is dividable. SInce you do not want to put in the utilities, etc then you would get it surveyed and then cut it up as you choose, conforming to zoning of course, and that is all.
Since you only want to cut it in 3 you should not need the civil engineer and all the other involved stuff.
I just cutup a 10 acre parcel and all it cost me was $2000 in surveying costs and to register the new parcel numbers with the county
Thanks! I am in the Harrisburg, PA area and I simply want to take a 11-13 acre lot and divide it into 2 lots; one for me and one to sell for another home to be built. I want to do this to try make extra money to apply towards the cost of the land itself. Example: Buy 14 acres for $120,000. Subdivide into 10+4 acres and sell the 4 acres for $60,000. Therfore I got 10 acres for only $60,000 net (minus subdividing costs).
But I need to know if the subdividing costs would wipe out the money made on the sale of the smaller lot.
I think you would probably be OK with a minor subdivision. You need to get your concept in front of a land development enginner and ask him/her what it will cost you to subdivide. Add 50% then decide if it is worth your time & cash.
