Inspections.


Hi,



I am talking to some potential sellers and plan to wholesale the deal if possible. Now before coming up with an offer, how do I deal with the following?



- How do I get a estimate of repair? Should I hire a professional contractor to give a estimate? Are there agencies which do this work for investors?

- Same with termite inspection? Should I get a clean termite report before making an offer?

- Who pays for these inspections, the buyer or seller?

- What do I need to be careful about when doing a simultaneous close or assignment of contract

- Is it recommended to have a real estate attorney prepare the offer letter and all the paper work required?
