    Cardinal Rule # 1: Absolutely positively ALWAYS meet the BPO at the property. ALWAYS.

    Yet showing up does not win the game.
    In your experience, what are the methods of influancing the BPO?
    Yes point out repair issues, bring estimates.
    I think I need to do cma for multiple properties and point out the differences.
    property will have city dual water system installed in 5 years at a $24k assessment (this years cost)

    5 years old with 20 years of wear and tear.
