Infill Spec House
Does anyone here have any experience building spec houses as infill? We are looking at purchasing two lots in a town west of Philly. Public sewer and H20 are available and the lot with street frontage already has a curb and sidewalk.
My partner is a GC and has built houses before but always for other builders. We have never managed a project from land acquisition to finished product. The lots together are only .6 acres. What would a ballpark figure be for the site preparation be? Or do you need more information to answer that question.

I assume you're talking about 2 separate lots and not subdividing one parcel into 2 lots--correct? Suggest you check with the municipality for building permit fees, and the water and sewer authorities for the EDU and tap-in fees. Since you've got existing road frontage, curb and sidewalk in place, then site prep cost would come down to site constraints and existing features.
What is the definition of an EDU? I know what it stands for but not sure how to interpret it. If it is a single family home is it considered 1 EDU and are Duplex's 2 EDU's?

EDU = Equivalent Dwelling Unit
It may be called something else in your area. Basically, an EDU is that amount of sanitary sewer necessary to service one dwelling unit. So, using that definition, I would say that each half of a duplex is considered 1 dwelling unit, and the duplex is 2 EDU's. Here, EDU is generally used in the context of sanitary sewer, but the water folks also use that term of measurement.
