How about your local newspaper?
What industires would be interested in leasing the building? Maybe advertise in that industires trade journal.
I'm sure the money makers of this site would like you to take advantage of the free listings they have under "properties"
There are dozens of sites on the internet you can advertise, the newspaper as previously suggested, also trade magazines of the type of business you want in there as well. If you want a die and tool shop advertise in there periodical that they send. Also dont forget about the local clubs, and organizations. Here in Florida you will get a better response from the local kiwanis, or eagles clubs for business owners than the newspaper. If you come up empty dont forget that the realtors will help with the leasing as well.
It really is state and area specific as to what will get you the best response, so good luck with the trial and error part.
Not to be silly or condescending.... But do you have a sign on the building? i wouldn't think you would overlook that, but.... what type of commercial location is it? Warehouse, Manufacturing, retail, office?
lol, no i do have a sign out front. i have had it listed with a realty company for 3 months before and i will do it again in a few weeks if the newspaper doesnt work. It is a warehouse with office space.
List it in newspapers in other cities. Depending on the size I would look at papers in FL, NY, and any where there is a port, rail stations, corporate headquarters...etc.
I would also do a direct mailer, via fax, to commercial real estate companies all over the country.
I'm a RE agent and it has helped me moved properties...
Well its kinda a smart-ass answer but the best place to advertise is the place your customer is looking. Which means you need to think about who your prospective tenant is, where they are likely to hang out, look for space, etc.
Plenty of free Internet sites to list - a good one would be craigslist, oodle, and yahoo classifieds. Google adwords might be a good experiment if you target your ads locally.

List it in your My TCI > My Properties area. It is free to list, and is shown on www.propbot.com and here as well.
You will also have the option of purchasing a custom banner that links up to your ad on here if you wish.

Since my last post. We have updated our system, so that your properties are exported to GoogleBase as well as being listed within our listings.
