Selling Heavy Industrial Property With Tenants In It

Ugh! What to do, what to do?? My tenants lease expires the beginning of next month and I am batting around the idea of selling because of the potential profit to be made. Should I comprise a month to month lease (not to deter potential buyers) or keep it as is, One Year Contract?

    Who knows how long it will take to sell? I would go with the one year lease....

    Need more info. What state are you in? Does the tenant want to stay? You could do a one-year lease with a 90 day cancelation clause if you sell. You might even go to tenant and offer to sell it to them

    If your building is special use, (heavy industrial) why would you NOT want to long term lease? You will have a larger pool of potential buyers if you include investors, not just end users.
