Options For Lease Negotiation And Offer

I am looking at leasing some commercial space that runs a little higher than I would presently like to pay. As we continue to grow I do not see the payments to be a problem.

The realestate agent has asked that I make an offer and I was wondering if anyone has pointers on doing some kind of ramp up lease. If the rateis $7 per square foot and the term is 3 years, what would be a possible ramp up scheme? ie. percentage increases etc.

Any help would be appreciated.

    It is not uncommon to have scheduled rent increases worked into a long term lease of commercial space. For you situation, think of your business, how you expect it to grow, and what would be affordable in your budget. Make this lease work for you and your business

    One thing I tried to when negotiating a lease was offering to pay for a full year up front rather than make monthly rent payments. I negotiated the lease from $1800.00 a month to $1500.00 with this method.
