Indiana- Looking For Someone To Purchase Mortgage Notes And Hard Monies.
I am an appraiser in Indiana and find properties at 20-40 cents on the dollar regularly. I am looking for a hard money lender and MOST IMPORTANTLY someone to buy notes.
I would like top nut these properties, sell them on contract and cash out the notes asap. Any suggestions on how to best achieve this goal.

So, Jpartlow, if you can purchase homes for 20-40 cents on the dollar, imagine what your profit potential is! There's no reason why you can't earn 40-60% or more. On a $100,000 home, that would be $40,000 - $60,000. Most of the time, you will not need to use a HML - because you will be able to sell the home so quickly with owner financing - average time = 12 days. No need to wait 30-60 days for your buyer to get financed (or find out they have been turned down) because I can close in 14 days or less! $40K or more in 14 days?! That's unconscionable!
