In The Business?

My understanding from haphazard learning to be a RE agent, selling or buying 4 or more homes means your in the business. how do big time investors avoid this?

    Could you clarify your question, what business are you referring to? If you mean real estate business, then I don't understand what you would want to avoid?

    In the sense of when do you have to have a RE license?

    You do not need a license to buy and sell homes. You need a license to represent others, or act on the behalf of others in the transaction though.

    There is one possibility that you may be referring to, and that would involve mobile or manufactured homes. You might be required by your state to get a dealer's license if you buy and sell a certain number of them. Kind of like a car dealer!

    So...
    I can buy and sell 237 homes next year, "for sell by owner"?
    I thought it would be misleading

    When you take title to a subject property you can buy and sell as many as you want without a license.
