If Not Realtytrac.com, Who Is The Success With?
I do get lists from an agent forwarded to me but Im seeing everyone talking about going to the courthouse in their town. I know where mine is in las vegas, but Im not sure the dept Im looking for or what Im REALLY asking for ... ?? foreclosure list? does it have a technical name? Also if anyone is curious I dont reccommend www.realtytrac.com for $30.00/month.
Also, anyone attend a local real estate investment association group???
I wouldn’t waste your time w/ a national pre-foreclosure “list”. I live in Vegas and have a local branch of a large title Co automatically email NOD and NTS lists to me everyday. Both lists are also public information and published in the newspaper. As far as the courthouse on 3rd St, the only reason you need to go there is to bid at the auction held right outside on the main steps. So, in Nevada, you would ask the title Co for a Notice of Default list and a Notice of Trustee Sale list. The list should always be free because a large title Co will be the Trustee on some of these properties, i.e., they see you as a potential customer of theirs.

It isn't so much who sells the 'best' list with the latest information. It's more about what you do with the information.
Having worked this niche for almost 30 years in a judicial foreclosure state, my experience has suggested that being among the first to contact the Homeowner in distress doesn't mean that you'll achieve the success you want. Historically, I've had a much better 'success' rate from what many consider to be stale information.
